Why We Love Boardwalk Villas
With an easy walk to both EPCOT and Hollywood Studios, live boardwalk entertainment every night, and a one-of-a-kind Coney Island pool — Boardwalk Villas is a truly special place to stay.
The Boardwalk Villas are in the EPCOT resort area and are perfect for anyone who loves EPCOT and Hollywood Studios. Whether you’re staying for one of the EPCOT Festivals (Art, Flower and Garden, or Food and Wine), running a runDisney event, or just want a vibrant, walkable home base — this location is a win. It’s one of the very few resorts where you can walk to two different parks easily using dedicated walking paths.
Themed around a turn-of-the-century Coney Island, the resort has an unmistakable energy. The famous pool slide is themed like a wooden roller coaster. Most evenings, live entertainment pops up on the boardwalk out front — magicians, jugglers, tumblers, and hula hoop performers entertain the whole family without a park ticket needed.

Boardwalk Villas offers three distinct view categories — each with its own character and price point, so you can match your room to your priorities.
Unlike many DVC resorts, Boardwalk Villas gives you a real choice in what you look out at every morning. Whether you want the excitement of the boardwalk right outside your window, a peaceful garden setting, or are happy to save points with a standard view — there’s a room for every preference and budget.
View of parking areas or resort landscaping. The best value view category — great if you plan to spend most of your time at the parks or the pool.
View of the garden or pool area. A lovely mid-tier option — you get a beautiful outlook without the premium of a full Boardwalk view.
View of the Boardwalk promenade and Crescent Lake. Fall asleep to the sounds of the entertainment below and wake up to one of the most iconic views on Disney property.
If you’re splurging on a Boardwalk View, request a room on an upper floor facing the lake for the best EPCOT fireworks viewing right from your balcony — no park ticket needed!
Room Sizes & Floor Plans
From a cozy Deluxe Studio to an expansive Grand Villa, Boardwalk Villas has a room size for every group — all with the amenities that make DVC rentals so worthwhile.
One of the biggest advantages of renting DVC at Boardwalk Villas is the space. Studios have a kitchenette, and one-bedroom and larger villas come with full kitchens, washers and dryers, and separate living areas. The Grand Villa is one of the largest on Disney property at nearly 2,500 square feet.

One of the largest villas on Disney property — perfect for multi-generational family trips.
Kitchens include: sink, dishwasher, fridge and freezer, microwave, coffee maker, toaster. Plates, cups, silverware, frying pan, sauce pan, and cooking utensils. Also stocked with one roll of paper towels, one dishwasher tablet, travel-size dishwashing soap, and a sponge.
Studio guests can use the laundry room near the 3rd floor elevators. One Bedroom and larger villas include an in-unit washer and dryer with soap provided for a couple of loads.
Restaurants, Bars & Quick Service
Between two standout table-service restaurants and a string of fun quick-service spots right on the boardwalk, Boardwalk Villas has some of our favorite dining at Walt Disney World.
The two headliners are Trattoria al Forno and Flying Fish — both are walk to from the resort and both are worth booking in advance. With EPCOT so close, we often grab quick service inside the parks, but when we want to stay on-resort the boardwalk itself is lined with great options.
Classic Italian for dinner and one of the best-value sit-down breakfasts at Disney. The character breakfast (Bon Voyage Adventure Breakfast) features Rapunzel, Flynn, Ariel, and Eric — a must-do when available. Note: the character breakfast may not always be offered, so check before you book.
One of the signature dining experiences at Walt Disney World, featuring premium seafood and oak-grilled steaks. A great special-occasion dinner. Kids can order pasta, steak, chicken, and salmon — there’s something for everyone.
Quick Service & Other Options
The boardwalk itself is lined with casual options perfect for a quick bite between pool time and the parks. With EPCOT so close, we often grab a quick service meal inside the park — but these are great when you want to stay on-resort.
- Boardwalk Deli — Quick service sandwiches, desserts, and mobile orders. Great for breakfast on the go.
- Belle Vue Lounge — Cocktails and vintage radio programs in the evening; pastries and coffee in the morning.
- Leaping Horse Libations — The poolside bar right next to the Luna Park pool. Perfect for a cold drink between swims.
- Screen Door General Store — Ice cream, cookies, and other necessities. Great for stocking your villa kitchenette.
- Big River Grille & Brewing Works — A casual brewpub right on the boardwalk with craft beer and American fare.
- ESPN Club — The sports bar on the boardwalk. Great for catching a game while the kids enjoy the arcade.
As a DVC / deluxe resort guest, you can make all your dining reservations 60 days before check-in. Book Flying Fish and Trattoria al Forno first — both fill up quickly, especially during EPCOT festival seasons.
Activity Highlights & Getting Around
Between the Luna Park pool, live boardwalk entertainment every night, a campfire on the Village Green, and a 5-minute walk to EPCOT — there’s always something happening at Boardwalk Villas.
Luna Park Pool — The Coney Island Coaster Slide
The main pool at Boardwalk Villas is called Luna Park, and it’s one of the most fun and unique pools at Walt Disney World. The highlight is the massive water slide themed like a classic Coney Island wooden roller coaster. There’s also a kids splash pad right next to the main pool, plus two quieter leisure pools scattered around the resort for a more relaxed swim.
Movie Under the Stars
Each night, Boardwalk Villas shows a Disney movie under the stars on the Village Green area. Times vary by season — check the My Disney Experience app under “My Resort” for the current schedule.
Live Boardwalk Entertainment
Most evenings, the boardwalk in front of the resort comes alive with live street performers — jugglers, tumblers, magicians, and hula hoop artists entertain guests of all ages. It’s completely free and changes from night to night. Don’t miss it.
Campfire & S’mores
Located on the Village Green area, you can roast marshmallows seven days a week. S’mores kits are available for an additional fee. Times vary — check the My Disney Experience app under “My Resort” for current times.
Transportation — Walking & Skyliner
EPCOT is about a 5-minute walk via the International Gateway entrance, putting you right between the United Kingdom and France pavilions in World Showcase. Hollywood Studios is about a 15-minute walk along the waterway path, or a quick ride on the Disney Skyliner gondola system — both fantastic options that beat waiting for a bus.
Transportation — Boat
A boat launch right on the boardwalk connects to both EPCOT and Hollywood Studios on the waterway. It’s a scenic option, though the walking path is usually faster in the morning.
Transportation — Bus
Magic Kingdom and Animal Kingdom are served by Disney buses. Find estimated arrival times under “My Resort” in the My Disney Experience app. Buses typically begin running about an hour before the parks open.
For Hollywood Studios in the morning, skip the boat and take the walking path — it runs right alongside the waterway and is almost always faster than waiting for the boat to depart. For EPCOT late at night, the walk back along the boardwalk is one of the most magical experiences at Walt Disney World.
