Disney Vacation Club Resale Contract Comparison

You’ve decided to purchase Disney Vacation Club. Now there so many decisions like should you buy direct from Disney or resale? ( If you want to know the pro’s and con’s of both direct and resale- click here).  What resort do you want for your home resort?  How many points do you need?  It’s enough to make your head hurt! And on top of all that- you want the best deal of course!

Home Resort

First we should say this- really consider WHERE you want to stay most of the time and see if that resort can work for you.  If you are thinking that you are going to buy at Hilton Head but always stay at Beach Club, you need to be like Elsa and let it go. Try to narrow down to a few choices of resorts.

It can be really tempting to pick a home resort with the lowest per point contract (We are looking at you, Vero Beach!).  But over the long term is it the BEST deal???  We have a simple formula to compare contracts to find the absolute best deal for your family.

So what is the formula????
(price per point÷ number of years left on the contract) + annual maintenance cost per point= total cost per point per year.
It will make more sense if we use a real life example!

We found these two contracts for sale at Fidelity real estates website.   They specialize in timeshare real estate. We’ve used their company numerous times and they have always been great to work with!

Disney Vacation Club resale

Vero Beach

Details of the Disney Vacation Club resale contract for sale-

The contract is for 150 pts., $65 per point,$12.85 maintenance fee per point. Vero beach contracts expire 2042, so there is 19 years left on the contract.

 (65÷19)+12.85= $16.27

This means that for each point, you are paying $16.27.

Grand Floridian

Details of the Disney Vacation Club resale contract

154 pts. each year, $148 per point, $7.33  is the yearly maintenance fee per point.  Grand Floridian Contracts expire in 2064.

(148÷41)+7.33= $10.94

By comparison- this contract’s points are $10.94 per point.

How can that possibly be?

Because of two big factors- length of contract and those pesky maintenance fees.  Vero beach has notoriously high yearly fees (It’s on the coast of Florida where Hurricanes contribute) and it is one of the Disney Vacation Resorts that has a short contract ending in 2042.  Compare that to the Grand Floridian where you get points for over 20 years extra, plus maintenance is less (it shares land with the hotel and it’s not as much land as some other resorts too).

so where do I find all the numbers to make my comparison?

Here is a chart with all the 2023 DVC fees for each resort.

Here is the chart with all of the expiration dates for each DVC resort.

We hope this helps! Let us know if you need any help when looking to buy either a resale or direct from disney!
